Location and assessment survey  

A TYPE 1 survey should only be conducted where a threat of ACMs (asbestos-containing materials) is likely and therefore required to be inspected. This assessment is unsuitable for building management or pre-demolition, or refurbishment works. No actual sampling is carried out during this survey. The purpose of the study is to locate. Throughout the presumptive survey, all areas are likely to be inspected; the condition of all materials presumed to be hosting asbestos must be assessed and isolated. As part of this assessment, our surveyors take a walk-through highlighting materials and areas likely to contain hazardous chemicals. Only materials that can confidently be excluded from containing asbestos, e.g., glass, metal, or wood, will be exempt from the survey.

Standard sampling, identification and assessment survey

The procedures used for this type of survey are the same as for a type 1; however, during the Type 2 survey, representative samples of suspected ACMs are collected and analysed to confirm or refute the alleged presence of asbestos. Sampling will typically coincide with the survey. On completion of the survey, a complete photographic record and material report will be produced. This report will then form the basis of how the asbestos is managed out of the property.

TYPE 3: This survey may involve destructive inspection to gain access to all areas of the building to locate and describe, as far as reasonably practicable, all ACMs in the building. In addition, a complete sampling programme will be undertaken to identify ACMs and the extent to which they are used (volume and surface area). This type of survey is designed as a basis for tendering the removal of ACMs before demolition or significant refurbishment. For this reason, an assessment of the condition of ACMs is unnecessary.
